Peeling, black and cracked caulk cut out and replaced with fresh, flexible sealant at tubs, corners, counters and floors.
Caulk is the small, flexible joint that keeps water out of corners, tubs, countertops, windows and floor edges. It is also the first thing to fail. It peels from its edges, cracks as the house settles, grows black mildew and shrinks until water can sneak behind it. Grout in corners should never be rigid because corners move, so a failed caulk line is one of the most common reasons water ends up where it should not.
We remove old caulk completely, because new sealant will not stick well to old residue. We clean and dry the joint, use backer rod where gaps are deep and tape the edges for crisp lines. We apply a high-quality silicone or urethane sealant suited to the location, tool it smooth and let it cure. In showers and tubs we use mildew-resistant products and explain the cure time. A day of careful recaulking can save a wall from water damage and give a bathroom an instantly cleaner look.
Old caulk and residue are cut away fully so new sealant bonds directly to clean surfaces.
Silicone and urethane products are chosen for wet areas, counters and floors.
Joints are taped and tooled for a neat, even bead.
Wide or deep joints get backing so the sealant can flex properly.

Mildew grows on caulk that stays damp. Replacing it and keeping the area dry helps.
It does not bond well. Old caulk should be removed first.
Quality silicone often lasts several years in a shower. Movement and cleaning habits affect it.
Grout is rigid and fills tile joints. Caulk is flexible and seals corners and changes of plane.
Usually after twenty-four hours, but products vary. We give exact timing.
