A penetrating sealer that keeps spills, soap and dirt out of porous grout so lines stay cleaner for much longer.
Cement-based grout is full of microscopic pores, and without protection it drinks up water, grease, soap and spills. Sealer fills those pores below the surface so liquids bead up instead of soaking in. A well-sealed floor or shower wipes clean with little effort, resists mildew and keeps its color. Most installers apply sealer once at installation, but it wears away, and many homes go years or decades without a second coat.
We start by cleaning the grout and letting it dry fully, because sealing over dirt locks the dirt in. Then we apply a penetrating sealer chosen for the grout and the location, work it into the lines and remove the excess from the tile so no haze is left. We tell you how long to stay off the surface, how to test whether sealer is still working with a simple water drop and when to reseal. Showers, kitchens and entries usually need more frequent attention than guest baths.
Sealer has to soak into clean, dry grout, so preparation decides how well the job works.
Penetrating sealers protect from inside the pores and do not change how the tile looks or feels.
Excess is removed carefully so tile faces stay clear and the grout lines look natural.
You get plain guidance on how to test the seal and how often to renew it for each room.

You tell us about your tile and what bothers you, stained grout, a moldy shower or a dull floor, and we set a visit that fits your day.
We look closely at tile, grout and caulk, tap-test floors, probe suspicious spots, test cleaners in a hidden area and take photos of anything of note.
We explain your options for cleaning, recoloring, sealing or regrouting, bring grout color samples and give you a written scope with clear timing and pricing.
We protect floors, cabinets and fixtures, set up dust control and remove old grout or caulk where the plan calls for it.
We deep clean, repair, regrout, recolor or seal with the right products for each surface and clean the tile as we work.
We clean up, walk the room with you and leave simple care and cure instructions and a reminder for your next check.
Showers and busy floors often need it every one to two years. Low-traffic areas can go longer. A water drop test tells you.
Penetrating sealers usually leave the color alone, though some enhancing sealers deepen it.
