Grout and Tile Inspections

A close look at grout, caulk and tile with photos and plain advice for buyers, sellers, owners and managers.

Tile can hide problems. A shower may look fine from the doorway while the caulk is failing, a floor may have hollow spots that only a tap test finds and a backsplash may have hairline cracks that let moisture into the wall. A careful inspection helps you decide whether you need cleaning, repair or replacement and gives you the facts before you buy a house, list one or plan a remodel.

We inspect every tiled surface: floors, walls, showers, tub surrounds, backsplashes and counters. We tap-test tile for hollow spots, check grout for cracks and softness, look at caulk and sealant, probe suspect areas and look for stains that suggest moisture. You receive a plain report with photos, notes on condition, a list of recommended actions in order of priority and rough guidance on how each one affects the surface. We are not building inspectors and we do not offer engineering opinions, but we know tile and can tell you what we see. We keep the report short and easy to read.

How it works

Our process, start to finish.

  1. 01

    Call and schedule

You tell us about your tile and what bothers you, stained grout, a moldy shower or a dull floor, and we set a visit that fits your day.

  2. 02

    Visit and inspect

We look closely at tile, grout and caulk, tap-test floors, probe suspicious spots, test cleaners in a hidden area and take photos of anything of note.

  3. 03

    Plan and explain

We explain your options for cleaning, recoloring, sealing or regrouting, bring grout color samples and give you a written scope with clear timing and pricing.

  4. 04

    Prepare the area

We protect floors, cabinets and fixtures, set up dust control and remove old grout or caulk where the plan calls for it.

  5. 05

    Restore

We deep clean, repair, regrout, recolor or seal with the right products for each surface and clean the tile as we work.

  6. 06

    Finish and care

We clean up, walk the room with you and leave simple care and cure instructions and a reminder for your next check.
