Penetrating or topical, enhancing or natural: how sealers work, which to choose and how to know when to renew.
Sealers are the most misunderstood product in tile care. They do not make grout stain-proof. They fill the pores of cement grout and some tile so liquids bead up for a while instead of soaking in. A penetrating sealer works below the surface and leaves the look unchanged. A topical sealer forms a film on top, which can make the surface glossy or slippery. Enhancing sealers deepen the color of stone and grout.
Choosing a sealer depends on the surface and the room. Penetrating sealers suit most grout and stone. Topical coatings suit some unglazed tile and certain commercial floors but can wear unevenly. Application matters as much as product: surfaces must be clean and dry, coats thin and excess wiped before it cures. Sealers wear away with cleaning and traffic, so they need renewing. A simple water drop test tells you when. Epoxy and urethane grout and glazed tile usually do not need a sealer.
